In this Private Money Minute, Jason goes over how much money you can (or should) borrow on real estate deals.

Jason goes through the best way to choose the right hard money lender for you. You need to make sure 1)they are local; 2) their program is flexible to meet your needs; 3) their terms work for your project(s). The two most important things to verify from your lender is to make sure they can close on time and can reimburse draw requests quickly and easily.

Jason describes the importance of having a good real estate deal first. This attracts the money. All types of money will flock to a good deal--hard money, private money, bank money, etc. Find a good deal first! Worst case scenario you could always wholesale or partner with someone.

Chris and Jason are discussing taxes and things you should keep in mind if you have a real estate business. First they remind you to take care of your basics–making quarterly payments and setting up a retirement account. Then they get into LLCs and ask you to consider if one is right for you; if you are doing a lot of deals, it is usually the best way to keep your personal money separate from money that needs to be used for business expenses. Finally, they talk about income from buy and hold properties versus short term fees.

In this episode of Private Money Minute, Jason discusses his opinion on the current state of the median housing prices in the DC and Baltimore area real estate markets. The market seems stable and strong with opportunities to purchase discounted properties and margins to make profits upon the resale to homeowners looking for a nicely renovated home.

Chris and Jason are reminding you about all the fees associated with a rehab project today. They go over how to calculate all your costs (purchase, financing, holding, resale) so that you end up with a 15-20% profit, which is what you should be making on every flip. In their experience, many investors don't know all their numbers when they start a project, and often forget about holding costs, which is the number one most overlooked fee, and resale costs. Forgetting about any costs will affect your profit, and may make the deal fruitless. With their no-fail formula, you will be well prepared going into every deal, and using their numbers, you can look at deals with the bottom line in mind and keep emotion out of it, which that have cautioned many times.

On this episode, Jason reviews the important of mobile marketing and making sure your website, ads, email copy etc. look good in mobile since that is where the majority of your customers are viewing their stuff.
